FROM REGIONAL LANDMARK TO REGIONAL OPPORTUNITY

Formerly known as Sikes Senter Mall, The Corridor at University Town Center represents a long-term reinvestment initiative focused on economic growth, redevelopment, and creating new momentum along one of Wichita Falls’ most visible commercial corridors.

PHASE 1: DUE DILIGENCE & ACQUISITION

Completed | October 2025

  • Structural engineering assessments completed
  • Environmental review completed
  • Property condition assessments completed
  • ALTA survey, title work, and appraisals finalized
  • Early redevelopment vision discussions initiated
  • Initial feasibility and opportunity exploration completed
  • Acquisition of 3111 Midwestern Parkway completed
  • Approximately $27.5M transaction finalized
  • Funding structure secured through WFEDC, 4B loan, and note
  • $300K operational funding approved
  • Funding allocated toward utilities, maintenance, and stabilization efforts

PHASE 2: OPERATIONS & STABILIZATION

  • Operational management team established
  • Oversight structure implemented
  • Financial systems implemented
  • Recordkeeping and operational procedures created

  • Tenant lease renewal discussions underway
